Types of Property in Whistler

Whistler has a wide variety of properties some of the items you must consider are architectural styles, size, and location, level of finishing, included amenities, zoning and price. The following is a quick synopsis of the different types of properties available for purchase in Whistler. Whatever your aspirations are, we can walk you through the different options available and assist you in finding your perfect Whistler home.


Single family homes

These homes range in price from just around $600,000 up to $20,000,000.
Most of these properties will be zoned for single family living with no commercial use, the exception to this rule is when a property has TA or Tourist Accommodation zoning this enables the owners to legal rent their property on a nightly bases or if it has the correct designation run a Bed & Breakfast.


Condominium or Town homes

There are four types of condominiums or town homes available in Whistler.

Residential:
This is perfect for full time living, long term rentals or weekend get-a-way when nightly rental income is not a concern.

Phase One: Also known as Unrestricted Units.
This type of property is not only the most versatile, it also offers you the most options, from studio, one and two bedroom condominium units generally found in the small lodge type buildings in the village, to three, four, and even some four bedrooms plus lofts town homes, located all through the Benchlands, on Blueberry Hill, & at Whistler Creek. There are no restrictions on the owner usage, but an organized rental program is available for those times when the owner is not using their home. Phase Two: Also known as Restricted Units.
These are studio, one and two bedroom apartment condominiums incorporated into an ongoing hotel operation. The amount of owner’s usage is restricted to 28 days in the winter and 28 days in the summer. Benefits include revenue, potential tax shelter and various hotel services and facilities. This type of home is best suited to the occasional visitor to Whistler or for the investor interested in revenue. Please ask me for further details regarding these properties.

Shared Ownership:
This is an option for the owner/investors that would like to enjoy the amenities of a $500,000 to $3,000,000 home at a fraction the cost. They are located on the Benchlands at the Horstman House, in the Village North at Montebello, ski in ski out in Nordic At Natures Door or at the Whistler Creek side base at the Legends. Typically available in 1/4 or 1/10 title deed with use restricted accordingly. Imagine ski in ski out accommodation starting as low as $110,000.
